Security & Utilities Deposit for Co-living Room Rental

There are many co-living or room rental operators in KL & Selangor (Klang Valley) that request for 1 month deposit or zero deposit to move in. 

However, for co-living room rental units under the management of Hex Resources Sdn Bhd or its affiliates, the deposit requirement is as below:

Security deposit: 2 months x rental fee

Utilities deposit: 0.5 months x rental fee

To move in, new tenant has to pay 2.5 months deposit + 1 month rental.

The reason we collect full deposit instead of low or zero deposit is to ensure the quality of tenants is somehow guaranteed.

Our co-living room rentals are targeting female tenants. We would like to offer lady tenants who prefer to stay in ladies only unit and also who plan to stay at least 12 months.

We believe by securing 2.5 months deposit and with our potential tenant profile screening process, the tenants of the co-living are more descent and the co-loving environment become comfortable and harmonies.

Our aims is to provide a safe and comfortable place to our tenants. While our tenants are working hard in their career or education, they can enjoy peace and comfortable living condition at affordable fee.

FOC Utilities with conditions for Room Rental

The FOC utilities for room rental is subject to fair usage policy. 

Landlord will pay up to RM150 for monthly electricity, water and sewerage expenses for the entire apartment unit.

Shall the total consumption is above RM150, the amount will be split equally by all tenants (number of pax).

Air conditional usage is subject to individual meter reading. 1KWH=RM0.55 (subject to change based on TNB latest rate).

Note: This conditions is applicable to co-living properties under management of Hex Resources Sdn Bhd & its affiliates only.

Pembayaran Bil Hasil Petak Hakmilik Strata Tidak Boleh Dilakukan Secara Atas Talian (Online)

Landlords for Selangor strata title properties need to walk in to Selangor Land Offices for Quit Rent payment.

I received a notification from JMB of the apartment that effective 2-July-2018, all the owners of apartment units need to walk in to Selangor Land Offices for Quit Rent payment.

After several attempts to pay the quit rent via Maybank2U failed, I have wrote in to PTGS (Selangor Land Office) to clarify this matter.


As per the reply from PTGS officer, it is true that landlords need to walk in to PTGS offices across Selangor for Quit Rent payment.

Imagine the populations of strata titles in Selangor and all have to make quit rent payment via walk-in with no other payment method alternative available. This is just another men made disaster that kills productivity.

While the whole world is embracing e-commerce and high speed internet connectivity, this new direction from Selangor Land Office is unbelievable.

Tenant or landlord shall pay for Indah Water sewerage bills?

Who shall pay for the Indah Water sewerage bills?

This is a very common question raised by both landlords and tenants.

The answer is tenants as sewerage services or treatments are only required when the premise is tenanted. Indah Water sewerage bills is kind of utilities bills.

Let's refer to the first point:
·         Premises, which has been vacant for more than 6 months is eligible for a waiver of the sewerage charges. However, you have to fax (03-2095 6002) to us a water ‘Statement of A/C’ showing not more than (3m3) usage during the vacant period. Please don’t forget to write your ‘Sewerage A/C Number’ on the document(s).

It said if the premise has been vacant for more than 6 months, the sewerage charges can be waived.
At the other side, it means when tenants occupy the unit, the IWK bills during the tenancy period shall be borne by the tenants.

However, to prevent dispute, both tenants and landlords shall agree upon and iron up in the tenancy agreement.
