Pembayaran Bil Hasil Petak Hakmilik Strata Tidak Boleh Dilakukan Secara Atas Talian (Online)

Landlords for Selangor strata title properties need to walk in to Selangor Land Offices for Quit Rent payment.

I received a notification from JMB of the apartment that effective 2-July-2018, all the owners of apartment units need to walk in to Selangor Land Offices for Quit Rent payment.

After several attempts to pay the quit rent via Maybank2U failed, I have wrote in to PTGS (Selangor Land Office) to clarify this matter.


As per the reply from PTGS officer, it is true that landlords need to walk in to PTGS offices across Selangor for Quit Rent payment.

Imagine the populations of strata titles in Selangor and all have to make quit rent payment via walk-in with no other payment method alternative available. This is just another men made disaster that kills productivity.

While the whole world is embracing e-commerce and high speed internet connectivity, this new direction from Selangor Land Office is unbelievable.

Tenant or landlord shall pay for Indah Water sewerage bills?

Who shall pay for the Indah Water sewerage bills?

This is a very common question raised by both landlords and tenants.

The answer is tenants as sewerage services or treatments are only required when the premise is tenanted. Indah Water sewerage bills is kind of utilities bills.

Let's refer to the first point:
·         Premises, which has been vacant for more than 6 months is eligible for a waiver of the sewerage charges. However, you have to fax (03-2095 6002) to us a water ‘Statement of A/C’ showing not more than (3m3) usage during the vacant period. Please don’t forget to write your ‘Sewerage A/C Number’ on the document(s).

It said if the premise has been vacant for more than 6 months, the sewerage charges can be waived.
At the other side, it means when tenants occupy the unit, the IWK bills during the tenancy period shall be borne by the tenants.

However, to prevent dispute, both tenants and landlords shall agree upon and iron up in the tenancy agreement.

Valencia Apartment, Taman Sri Muda Section 25 Shah Alam, Ground Floor Unit Asset Enhancement Initiatives

The mentioned Valencia Apartment located in Taman Sri Muda Section 25 Shah Alam has been taken. The landlord had carried out Asset Enhancement Initiatives (AEI) to ensure adequate comfort-ability to the tenants.

The SYABAS meter and its piping that fixed by SYABAS's contractor is not giving the right pressure and flow. It was changed to a PVC piping by a professional plumber.

Additional ceiling fan point and new fan  for 1 of the rooms, so that every room has a ceiling fan. Meantime, a ceiling fan that was very noisy is being replaced as well.





Wear and tear items like drainage piping from basin and switches were replaced for safety and total functionality.
