Security & Utilities Deposit for Co-living Room Rental

There are many co-living or room rental operators in KL & Selangor (Klang Valley) that request for 1 month deposit or zero deposit to move in. 

However, for co-living room rental units under the management of Hex Resources Sdn Bhd or its affiliates, the deposit requirement is as below:

Security deposit: 2 months x rental fee

Utilities deposit: 0.5 months x rental fee

To move in, new tenant has to pay 2.5 months deposit + 1 month rental.

The reason we collect full deposit instead of low or zero deposit is to ensure the quality of tenants is somehow guaranteed.

Our co-living room rentals are targeting female tenants. We would like to offer lady tenants who prefer to stay in ladies only unit and also who plan to stay at least 12 months.

We believe by securing 2.5 months deposit and with our potential tenant profile screening process, the tenants of the co-living are more descent and the co-loving environment become comfortable and harmonies.

Our aims is to provide a safe and comfortable place to our tenants. While our tenants are working hard in their career or education, they can enjoy peace and comfortable living condition at affordable fee. 

FOC Utilities with conditions for Room Rental

The FOC utilities for room rental is subject to fair usage policy. 

Landlord will pay up to RM150 for monthly electricity, water and sewerage expenses for the entire apartment unit.

Shall the total consumption is above RM150, the amount will be split equally by all tenants (number of pax).

Air conditional usage is subject to individual meter reading. 1KWH=RM0.55 (subject to change based on TNB latest rate).

How to choose a room for rent?

If you are a single female with car, and looking out for a room to rent, what shall be your most important selection criteria?

It is the apartment or condominium itself. Go for Low density, high end apartment/ condominium that located away from LRT/MRT line.

The room rental rate between a good apartment and low end apartment are just merely RM100-150. The value you get for paying extra RM100-150 are so much worthy.

Personal safety, privacy and security.
Low density and high end apartment are normally bought for own stay. Those who can afford such apartment are normally educated and descent person. The entire environment of the neighbourhood is better and peace as compared with the low end ones.

The JMB/ owners will pressure and ensure the security officer and maintenance officer perform up to mark. It is almost impossible for visitors to go through the guardhouse and enter the lift without verification and confirmation from you. In short, you live in a better environment and safer.

Water Supply during water interruptions
It is common to have water supply issue multiple times in a year. If you live in a low density high rise, rest assured that you will have sufficient storage for 3-5 days.
Imagine while the others are suffering, your life is still business as usual.

Car park lot availability
Low density and majority owner occupied apartment or condominium ensure available of car park rental for your precious vehicle. If you rent a room at low end apartment, even you willing to pay for car park rent, they may not have one for you. Parking your car outside the apartment compound not only risking the vehicle safety, but also your personal safety. Imagine you coming back late, where are you going to park? By the way, are you not sick with double parking phenomenon at low end apartments?

Spacious room.
A low end apartment rooms are normally small, with low ceiling height. It merely fit a super single bed with a 2 feet wardrobe.

Bigger shared bathroom.
Is shower important to you? A high end condominium or apartment normally comes with a very descent bathroom, with descent water pressure.

Because you have a car, you do not need to squeeze yourself in the low end apartment that located walking distance to LRT/MRT.
