In the past 10 years, we focus very much in creating value to our tenants. We upgrade the units like constructing kitchen table tops, installing ceiling fans in every rooms and preparing washing machine electrical point, water inlet and outlet points for the convenient of the residents.

On top of that, we also ensure prompt payment on quit rent and assessment to respective local government authorities.

For now, we have a new vision. We would like to work closer to joint management body (JMB) of the apartment buildings. For instant, instead of paying the maintenance charge and sinking fund promptly, we aim to pay in advance. Joint management body is very important organization in upkeeping the environment and condition of the building. We will also pro-actively understand issues and comments from our tenants and communicate with the JMB's managers.

Malaysia is still a very young nation by its population. More young people will move to Kuala Lumpur and Selangor (Klang Valley) for colleges and work. However, many apartments are not in good conditions for living due to lack of attention from the landlords or poor management of the building. We see this as a waste of resources, hence we are buying over those units and make them a good place to live yet affordable.

How to choose a room for rent?

If you are a single female with car, and looking out for a room to rent, what shall be your most important selection criteria?

It is the apartment or condominium itself. Go for Low density, high end apartment/ condominium that located away from LRT/MRT line.

The room rental rate between a good apartment and low end apartment are just merely RM100-150. The value you get for paying extra RM100-150 are so much worthy.

Personal safety, privacy and security.
Low density and high end apartment are normally bought for own stay. Those who can afford such apartment are normally educated and descent person. The entire environment of the neighbourhood is better and peace as compared with the low end ones.

The JMB/ owners will pressure and ensure the security officer and maintenance officer perform up to mark. It is almost impossible for visitors to go through the guardhouse and enter the lift without verification and confirmation from you. In short, you live in a better environment and safer.

Water Supply during water interruptions
It is common to have water supply issue multiple times in a year. If you live in a low density high rise, rest assured that you will have sufficient storage for 3-5 days.
Imagine while the others are suffering, your life is still business as usual.

Car park lot availability
Low density and majority owner occupied apartment or condominium ensure available of car park rental for your precious vehicle. If you rent a room at low end apartment, even you willing to pay for car park rent, they may not have one for you. Parking your car outside the apartment compound not only risking the vehicle safety, but also your personal safety. Imagine you coming back late, where are you going to park? By the way, are you not sick with double parking phenomenon at low end apartments?

Spacious room.

Kerja baik pulih table top dan dinding bilik mandi di Pangsapuri Sri Tanjung, USJ16

Unit Pangsapuri Sri Tanjung yang diuruskan oleh pihak kami telah mendapat penyewa baru dalam masa beberapa hari selepas penyewa dulu pindah keluar. Walaupun duit tempahan sudah diterima, tetapi pihak pengurusan tetap menjalankan kerja baik pulih yang telah dikenalpasti sebelum itu.

Pihak pengurusan mendapati keadaan table top dan dinding bilik air adalah tidak memuaskan (seperti gambar di bawah) dan memerlukan kerja baik pulih. Jubin tepi table top jatuh disebabkan kehilangan kelekatan adalah masalah yang biasa kepada mereka yang memasang dengan jubin 2kaki x 2kaki.

Kerja baik pulih ini nampak tidak susah sangat. Tetapi pihak kami membuat keputusan untuk menyupah tukang jubin pakar untuk menjalankan kerja baik pulih supaya rumah nampak lebih kemas dan tahan lasak.

Penyewa baru amat gembira dengan hasil kerja baik pulih ini dan pihak kami berdoa agar penyewa dan keluarganya dimurahkan kesihatan dan rezeki.

Kediaman merupakan satu komitmen terpenting kepada kita semua, ia adalah ruangan untuk sekeluarga.
